City Council approves updates to Brookhaven Peachtree Overlay

Brookhaven, GA, Jan. 24, 2018 – The Brookhaven City Council on Tuesday approved updates to the Peachtree Overlay District with the intent of providing more user-friendly regulations that reflect the unique needs of the area along Peachtree Road from the Atlanta border to Ashford Dunwoody Road.

In place of one overlay that provides overall zoning and use regulations for the entire area, the update provides “streetscape only” guidelines for the whole area, with new “Peachtree Road Districts” that will further regulate use, density and design in specific parts of the overlay.

“These updates will help us reach the vision of the Livable Centers Initiative Study (LCI), Comprehensive Plan and community feedback while also providing a cleaned-up, user-friendly document that will be easier for residents, staff and developers to understand,” said Brookhaven Community Development Director Patrice Ruffin.

In January 2017, the City Council passed a resolution adopting the 2016 Character Area Study as a supplement to the Comprehensive Plan 2034.  The Brookhaven Peachtree Overlay District Update is the result of input received from the Character Area Study on Brookhaven residential areas. Throughout public community meetings in 2017 and 2018, participants provided input about the existing zoning regulations in the Brookhaven Peachtree Corridor Overlay and defined the community’s vision for this area with supporting regulations. The process integrated extensive public and stakeholder involvement with a robust technical analysis.
